Local authority search

A local authority search is normally required in connection with the sale, purchase and/or re-mortgaging of any land or property to make sure the purchaser is aware of any related charges or responsibilities.

These may include services such as new roads, road improvements, planning conditions and conservation areas.

Due to Government guidelines introduced in 2017, we now charge VAT on most local land charge services. A detailed breakdown can be found on our fees page.

We aim to process searches in approximately 20 working days

Payment can be made by cheque (made payable to South Derbyshire District Council), BACS or electronically by telephoning us on 01283 595795. You must ensure that the correct fee is paid, as searches cannot be processed until this is received.

One copy of an up-to-date site plan is required, with the area to be searched clearly highlighted (a colour reference helps us greatly).
