Swadlincote Town Centre Masterplan
South Derbyshire District Council has appointed consultants BDP and AspinallVerdi to develop a new Masterplan for Swadlincote town centre. The Masterplan will set out the long-term plan for the town centre.
Trends such as the growth in online shopping, increase in home working and expansion of leisure activities are all changing the way people use town centres. With this in mind, it is timely to consider how they will affect Swadlincote town centre.
The Masterplan will cover the whole of the town centre, with a particular focus on the local authority land ownership at the western end of the centre. Within this area there is a concentration of ageing public buildings, in particular Green Bank Leisure Centre and the Civic Offices.
The Masterplan will be a document that – through plans, drawings and text - will set out key aspects of the future development of the town centre, such as, the distribution and interrelationship of activities/uses, the relationship between spaces and buildings (existing and new), the best location of different types of uses, movement networks within and out with the site, and the provision of infrastructure.
What happens now and who are we working with?
BDP and AspinallVerdi will be undertaking a programme of work during 2025, commencing with understanding the health of the town centre, visioning activities, engaging with stakeholders, exploring different scenarios, developing the preferred option and preparing the final Masterplan.
As part of their work, BDP and AspinallVerdi will be consulting members of the public, businesses and property owners during Autumn 2025 for their views on the future of the town centre. If you would like to take part in the consultation, please contact BDP at swadlincote@bdp.com

The Swadlincote Town Centre Vision and Strategy was published in 2012, setting out ways of raising the profile of the town as a centre for retailing, service and leisure, and guiding efforts to enhance its vitality and viability. This identified opportunities for the development and enhancement of significant town centre sites, including potential for new retail, office, leisure and residential uses.

The Swadlincote Town Centre Masterplan and Design Report were published in 2006, setting a long term direction for investment in the public realm including extensive repaving and new tree planting, street lighting and furniture. In the subsequent years, a multi-million pound investment has seen the implementation of key elements of the masterplan.
